Agricultural Land Rules in Andhra Pradesh

Andhra Pradesh has no restriction on non-agriculturists purchasing agricultural land — unlike Karnataka, Maharashtra and some other states. Any Indian citizen may purchase, hold, develop and bequeath farmland here. NRIs may also purchase under the FEMA-permitted agricultural-land route via inheritance or gift.

Two layers drive returns. (1) Land appreciation — historically 12–18% CAGR in our managed corridors. (2) Harvest income — tax-free under Section 10(1) — for plantation projects. Combined yield typically lands between 14–22% CAGR over a 10-year horizon.

Tax Benefits

Agricultural income is exempt under Section 10(1) of the Income Tax Act. Long-term capital gains on rural agricultural land (outside specified municipal limits) are also exempt. Always confirm the location classification with your CA before purchase.

Plantation Investments — Mango & Teak

Mango orchards yield from Year 3-4, peak in Year 8, and continue producing for 25+ years. Teak harvest occurs in Year 12-15 with a 20× sapling-to-timber value multiple. Both can be layered onto the same land for diversified income.

Land Registration Process

Title verification → 30-year EC search → sale agreement → stamp duty payment → sub-registrar registration → mutation in revenue records → patta transfer. We handle every step on your behalf.

Patta, 30-year EC, Mother Deed, Survey Sketch, FMB, ROR-1B, Adangal, Conversion Certificate (where applicable), and a written legal opinion from an empanelled lawyer. Never close without all nine.
