Can non-farmers buy agricultural land in Andhra Pradesh?+

Yes. Andhra Pradesh has no restriction on non-agriculturists purchasing agricultural land — unlike some other Indian states. Any Indian citizen can purchase, hold, and develop farmland here.

Is farmland a good investment compared to apartments or plots?+

How does the land registration process work?+

After document verification and sale-agreement signing, we accompany you to the sub-registrar's office for stamping and registration. Mutation in the revenue records follows within 30–45 days. We handle the entire workflow end-to-end.

What documents should I verify before buying?+

Patta, 30-year EC, Mother Deed, Survey Sketch, FMB, ROR-1B, Adangal, and a written legal opinion from an empanelled lawyer. Our legal team provides all of this as part of the purchase package.

Is financing available for farmland purchase?+

Yes. We have empanelled NBFCs and rural banks who offer agricultural land loans up to 70% LTV at competitive rates. Financing eligibility depends on project, location, and borrower profile.

What are the ongoing maintenance costs?+

For our managed plantations, annual upkeep is typically ₹15,000–₹30,000 per acre — covering agronomy, irrigation, security, and labour. For raw agricultural plots, costs are negligible.

How do mango and teak plantations generate returns?+

Two layers: (1) annual harvest income — tax-free under Section 10(1) — starting from Year 3-4 for mango and Year 12-15 for teak harvest; (2) underlying land appreciation, which is the larger long-term driver.
